				<content:encoded><![CDATA[<p>I was looking over a friend’s pond on her farm the other day and we both noted how clear the water was.  She said that she wished it could be that clear all summer long but that every summer it gets overgrown by algae.   Being the tactful feel-good guy that I am, I mentioned that it was a pond, not a pool.   Now I’m looking for a new place to fish.</p>
<p>Anyway, while I can appreciate the appeal of a beautiful clear pond for swimming and summer fun, I believe my point is still valid.  A healthy pond needs algae.  Be that as it may, many owners would prefer to avoid too much, or even the dreaded toxic algae, in their ponds.   Fortunately, there are plenty of aquatic herbicides and other weapons available for the owner looking to win the algae war.  But now is the time to get started.  Don’t wait until July and August when the enemy has already established an impenetrable defense across the surface of your pond.</p>

				<content:encoded><![CDATA[<p><strong>LETS MAKE A DEAL!</strong> Everyone thinks they are a top negotiator. Many of us have bragged about how we have negotiated the lowest price for our car or home or sold something on eBay or Craigslist for top dollar. It’s in our nature as Americans to try and get the best price when selling or buying anything.</p>
<p>As a real estate broker I constantly toe the line between buyer and seller trying to facilitate a win-win situation. My experience has shown that if each side feels like they are getting a bargain we can usually meet somewhere in the middle.</p>
<p>The current land market is approaching a critical point. We continue to see record prices for income producing farm and ranch land, but there have been fewer sales this Spring. There is a large inventory of qualified and motivated buyers that have the cash and determination to buy land. The conditions are ripe for farmers and ranchers to sell their land for huge profits, but why aren’t they selling right now?</p>
<p>Most owners have seen the value of their land double over the last decade and think it will continue to do so indefinitely. However, history has taught us that this market is cyclical and what goes up must go down. The price of corn dropped over one dollar in a single day recently and that froze the market while everyone waited to see what happened next. Buyers are watching the markets as the commodities prices directly impact their return on investment(ROI). Diminishing ROI changes the value of land based and directly affects the bottom line and their profitability. While this has not probably not lowered the value of their land yet, most farmers are very conservative and prefer a wait and see mentality.</p>
<p>Most expert economists agree that there is a correction coming at some point. We don’t know how bad it will be or when exactly it will come, but it has to happen. I think the landowners are trying to hold out as long as possible to maximize profits. They are trying to “time the market” and are getting dangerously close to missing the boat. I would advise against this line of thinking because we won’t know the market has peaked until it starts to go down. That is when they will want to sell thinking they can still get top dollar for their land, but prices will be heading down and there will be greater competition from everyone else who is trying to time the market.</p>
<p>The seller can either get ahead of the market by drastically reduce their asking price so their property stands out among the competition or risk a long marketing period where the value continues to drop and market conditions deteriorate.</p>

<p>Most landowners are also afraid to sell their land because of recent the capital gains tax increase. I will address this concern and provide some solutions to minimize tax liabilities in my next article. To me it still makes more sense to sell while the market is hot, there is very little competition, and strong buyer demand.</p>
<p>This correction is going to happen. It has happened on the downturn of every real estate cycle and we cannot prevent it from happening again. I believe there will always be a strong demand for productive land because it is vital in feeding our ballooning population, but that doesn’t mean the buyers will continue to pay record prices. I would recommend to strike now while the iron is hot. Wouldn’t you rather be ahead of the curve than behind it?</p>
